Cost Energy Effectiveness : Because this building is a lease, it was important that the design make it easy to reuse the 20 modular units either as a new 20-unit complex or broken up into smaller increments. The parapet was designed to be easily removed and not cause damage to the rubber roofing. For all the reasons listed above, it was decided to use end mount HVAC units. Even the intricate deck system can be dismantled and reused in a new configuration. The site will be returned to original condition upon lease termination; providing for relocation and other factors which yield cost-effectiveness for the building user.

Technical Innovation : The building is made up of 20 (12’ x 60’) modules configured end to end and side to side to provide an exterior dimension of 120’ x 120’. Particular attention was given to wall layouts and room dimensions in order to minimize work required on site to complete the assembly. Interior finishes were selected carefully to reflect the upscale image of the client. Even the exterior paint was selected to match the exterior of the Wynn Casinos. Parapets, canopies, landscaping and other features were used to add a permanent feel to this temporary structure.

Architectural Excellence : This 20-unit complex is being used to hire 4000 employees for the new $2.7 billion Wynn Encore Casino Resort. Wynn wanted a temporary building that conveyed some of the rich architectural features found in their properties. A parapet was constructed on site to conceal the roof slope. An elaborate canopy (1200 square feet) attached to the parapet helps welcome prospective employees and adds interest to the façade. An intricate entry deck (600 square feet) was designed to mirror the canopy above. Large boxed palm trees and other landscaping provides warmth to the exterior elevations and gives the temporary building a more office-like ambience. The building is composed of private and public areas. Private areas have vinyl wrapped wall finishes, commercial grade flooring and suspended ceilings. The public areas have high-end wall coverings, upgraded carpet and suspended ceilings.
