Award Winner : Vanguard Modular Building Systems, LLC
Architectural Excellence : Worcester State, in preparation for the total renovation of their existing administration building, solicited a temporary 16,800 sq. foot modular complex to house diverse Departments for several years. The building conceptually designed by the owner’s Architect & modularized by Vanguard Modular & Mark Lline Industries, met the College’s very specific department & office configuration. Committed to present a very attractive building, the main entrance highlighted a large recessed entry with storefront glass panels, fixed windows were incorporated in the office areas. In addition, hardi-panel board and batten exterior siding added a non-traditional attractive look to this large office complex. We site built an extensive entry ramp & secondary decks with stairs, all using painted steel handrail. The interior incorporated Vct flooring, vinyl covered wallboard, t-grid ceiling & recessed lighting.
The departments were joined by a central hallway with restrooms at both ends for convenience.
Cost Energy Effectiveness : The modular office complex was built with strict compliance to the most recent building code; incorporating gas (propane) fired heating that is managed for efficiency by an energy management program, and installing attractive, upgraded, energy-efficient windows. The college benefited from an impressive, economical space solution to house their administrative staff under one roof, thereby minimizing the disruption of workflow during the renovation of their permanent campus building.

Technical Innovation : To achieve this large office complex and have it fit on the designated site, the building was designed utilizing (28)12x50 ft modules configured end to end, side by side. Total overall footprint was 168 x
100. Using moderately sized units allowed Vanguard Modular an ease of access onto the project site and allowed the crane set to go quite smoothly. The building was erected on a footing and pier foundation. Vanguard supplied and completed all final utility connections (electrical service, propane fired HVAC, plumbing). Specialty systems included fire alarm, voice/data, power actuated main entry doors and the HVAC was tied into the College’s energy management program.
