Architectural Excellence : The rural town of Coushatta, LA was in need of a location to provide overnight accommodations for the influx of workers due to oil exploration in the area. Without a local option for housing, workers were traveling 140-200 miles a day for lodging. In addition to the inconvenience, the local businesses were not benefiting from the visitors because all money was being spent in other towns that had lodging. M Space completed the onsite portion of the two-story project in just 75 days!

The Woodland Inn is comprised of 28 modules (14 on each level) and totals 24,360 sq. ft. It includes 50 guest rooms with ADA compliant bathrooms, a laundry room, a housekeeping storage room, an office, a lobby and reception area and a manager’s suite equipped with a kitchen. The upper level features a spacious covered walkway and railing. The exterior includes a front entrance and awning, a stairway for second floor access, a site-built roof and a large parking lot.

Cost Energy Effectiveness : Modular construction allowed the 50-room inn to be completed in a fraction of the time it would have taken for traditional construction. M Space managed all mechanical, electrical, plumbing and carpentry work, permitting the client to quickly open its doors and start generating revenue sooner. As a result, the client received significant cost and time savings.

The Woodland Inn utilizes ENERGY STAR appliances and LG PTAC units to lower energy consumption and operational costs. Additionally, the inn is equipped with a boiler gas heating system, fluorescent lights and occupancy sensors. Occupancy sensors detect when light is needed, automatically turning on or off to avoid wasteful use.

Technical Innovation : The client, an Ace Hardware store owner, supplied materials to furnish the inn whereas M Space handled everything from the foundation to utilities to the parking lot. A chase system maintenance corridor was installed down the middle of both stories for access to data systems, phones and cable. Should a problem arise, workers can easily enter through the corridor rather than a guest’s room to fix systems. Double wall systems were installed between rooms and batt insulation and soundboard in walls, floors and ceilings. The inn features a wireless camera system for security as well as mortise door locks with swipe card access on every guest room.

The motel property includes a charging station as an added benefit to guests. This unique feature allows guests and workers in the lake community to conveniently charge their boats, equipment and tools on-site. Vending machines, ice machines and an ATM were also installed to accommodate guests.
