Architectural Excellence : The 35-acre site provided a community feel by positioning the common areas towards the center of the property. The lobby, recreation, kitchen/diner and laundry units were located in the center while the dorms lined the periphery. The West Permian Lodge (WPL) included a total of 79,652 SF of modular construction: (8) 36-person dorms; (1) 22-person dorm; (14 unit) kitchen/dining; (7 unit) recreation; and a laundry unit. A new standard of architectural excellence was proposed to alter the typical facility layout. Two dorms were assembled side-by-side to include an 8’0” wide composite deck with arched roof line in between. The roof served as protection from the elements and was white to reflect the hallway lighting for safe passage. An 8” gap between the top of the unit and the roof line provided enough airflow to relieve any heat and wind impact. A continuous cantilevered transom was installed across the outside windows to provide further shade to the rooms, but still allow daylight.

Cost Energy Effectiveness : WPL was located outside of town limits and had extensive stabilization issues. Over 20,000 tons of material was hauled offsite and 16,000 tons of Caliche was imported to stabilize the site for construction. Caliche is a native soil that has mineral deposits of gravel and is similar to concrete in providing stabilization. The local Caliche pit was only six miles away, which saved money and transportation time. Locally sourced gravel was also utilized for site finish around the buildings. We partnered with the Town of Pecos to connect water and waste water through the local municipality. This partnership eliminated any environmental issues related to hauling and saved on operational costs related to additional truck traffic. The town plans to annex the site in the future. The units are installed on a temporary pier system and are easily relocatable to other sites. The modular units were constructed in Colorado and were the first to be built towards our new Texas certification.

Technical Innovation : Everything is bigger in Texas, including the weather! Temperatures fluctuated from a low of 18°F to a scorching 110°F. With an average daily temperature change of 50°F, the comfort of our guests was critical. Instead of traditional ductwork and larger heat/AC units, we were able to give our clients PTAC (packaged terminal air conditioner) units. Guests can adjust their own comfort level and PTI can save energy when rooms are not in use. Additionally, if maintenance is required, it only takes one room out of service instead of an entire dorm. With the dorms exposed to the elements, all fire sprinkler piping was subject to freezing concerns. Although the traditional liquid system (glycol) is standard in our industry, PTI installed a premium dry system to minimize any potential hazards onsite. Sustainable features included: CFL lighting, hot water recirculating system, high efficiency water heaters, energy efficient appliances, PTAC units, low-flow toilets and shower heads.
