There were no additional requirements because the project was modular, but the local approval process was stringent. The City of Glenview required approval from Planning and Zoning as well as the Appearance Commission. The site required a Letter of Determination form the Midwest Water Reclamation District. The building permitting and Certificate of Occupancy were provided by the Regional Office of Education from the State of Illinois. Plumbing approvals were required by the Illinois Department of Public Health. Architectural Excellence : IMS was contacted by West Northfield SD 31 in February 2018 to provide a proposal for a permanent space solution. Previously, they were accommodating expanding programs that required additional space to maintain small classroom sizes and wanted to add a FT Kindergarten, teacher workrooms, meeting space, and pre-school services provided by the regional Special Ed district. Their goal was to add these facilities during the 2018 calendar year. IMS provided a 9588 sq. foot, 10 module building with a convenient 12’x64’ modular connector, to allow direct access to the existing building. The additions contained a permanent classroom addition consisting of a central corridor, 8 classrooms (4 of which are for Pre-K and Kindergarten), teacher’s work room, janitor closet, gang boys’ and girls’ restrooms, and a staff restroom. A full brick exterior, approved by the local appearance commission, was installed on-site and the modular addition blends seamlessly with the existing school.

Cost Energy Effectiveness : The building was delivered with all specialty components included, allowing for the construction disruption period to be limited to approximately 90 days, thus reducing overall construction time by 50 percent over conventional construction at a cost significantly less than the site-built option. For additional safety features, there is a PA system and fire sprinkler system, tied into the existing school building. The speed and knowledge used during this project allowed IMS to minimize any cost overruns, and to help Winkelman school system get their students a permanent place to learn through this quick turnaround.

Green Building Description : The building is designed to be energy and cost efficient by installing a white EPDM roof, a high efficiency roof mounted HVAC system to allow each classroom to control their own temperatures, large double insulated windows to allow for additional natural sunlight and LED lighting throughout for reduced energy consumption.

Technical Innovation : The factory-built portions of the building were constructed to 75% completion level, with finishes installed at the project site. Building features include solid plain sliced oak wood doors with classroom security function, factory installed ceramic tile in restrooms with solid surface counters and privacy panels, painted drywall with 4.5’ ceramic tile wainscoting in the corridor, luxury vinyl tile (LVT) flooring throughout the corridor and classrooms, and a brick exterior to blend with the existing school. Materials were selected with the goal of low maintenance and durability. A special step foundation was installed to accommodate 5’6” of elevation change on the site so the units could be set at grade level.
