Architectural Excellence : West Frederick Middle School in Frederick Maryland is undergoing a two-year modernization. Although Frederick County Public Schools has many single classroom portable classrooms available, the school system was concerned that the use of such classrooms would disrupt day to day learning. Modular Genius offered large modular complexes as a solution that did not require the children to endure the elements while utilizing the restrooms, lockers or when changing classes. Modular Genius provided (2) 12-classroom complexes with lockers, restrooms and a separate administrative office building. The complete project totaled in excess of 25,000 square foot of modular building space, of which 15,000 square foot was re-used buildings. Modular Genius was contracted to install the buildings including all utility and low voltage connections. The buildings meet all of the requirements while conforming to the space allocated for the modular campus.

Cost Energy Effectiveness : Utilizing used buildings eliminated the need to manufacture new buildings. This enabled Modular Genius to fall into the budget allocated for the temporary campus. In addition, Modular Genius offered a temporary foundation plan utilizing ABS pads in lue of concrete foundations. The use of the above grade foundation system not only saved Frederick County Public Schools money by eliminating digging and pouring footers, but also eliminated the removal of the foundation at the end of the renovation.

Technical Innovation : It was imperative to utilize used buildings in order to stay within Frederick County Public School’s budget. Although Modular Genius had large complexes available, site constraints restricted the use of all of the existing buildings. Considering the benefits of modular construction, Modular Genius removed (6) six interior modules from a (20) twenty unit complex and created a (14) fourteen module building. This alteration met the site requirements, met the classroom requirements and enabled Modular Genius to utilize used product. An interior corridor was eliminated, while the buildings duct work and electric was reused with minor modification. Once the renovation is complete the modular campus will be completely removed off site and possibly used on another renovation project.
