Architectural Excellence : The challenge was difficult but necessary. If Hayes Modular Group wanted to develop a new 51,000 SF student housing project at Baylor University, it had to do so by preserving the historical significance of a adjacent Milton Scott designed structure. The challenge: Use 21st century building techniques that focus on efficiency and connectivity and have it properly compliment a local historical masterpiece that has endured the test of time thru its strength of design and the beauty of simplicity. We started by using the thought process that a modular solution is a method of construction, not a function of design. The interior was designed as Class A Student Living project. It included stainless steel appliances, vinyl hardwoods, granite counters, private bathrooms and a landscape and pool package worthy of resort living. Result of the challenge? West Campus Lofts is a highly efficient structure that blended in practically and gracefully with the character of the century old community.
Cost Energy Effectiveness : The long term practicality of West Campus Lofts has already started to pay off for our investment. We have a very high occupancy rate that is being driven by the superior location, high end finishes, energy efficiency inherent to modular construction and the serenity created by the 10 inch wall systems between all living spaces. Hayes Modular was able to work with the City of Waco’s Tax Increment Financing program that made this project an economic homerun. This TIF program is designed to motivate developers to improve a neighborhood and strengthen the local tax base. The 51,000 SF structure was issued a Certificate of Occupancy 10 months after the building permit was issued. This rapid speed of construction allowed Hayes Modular to collect revenue on the project for 10 months during our 18 month interest only construction period.

Green Building Description : The LEEDs outline specific to this building reflects point accumulation for 69 points and LEEDS silver was the targeted level. However, the most impactful result was the utility bill of $1500 on a monthly basis. Modular construction effects so many areas of Green Building. Construction waste management, regional materials, material reuse, certified wood, renewable materials, low emitting materials, thermal comfort, and lighting views are the areas of greatest support for Green Building. These are the areas listed specifically due to the modular construction process. Areas which overlapped with the site areas included water efficiency, water use reduction, innovative water technology and lighting pollution reduction. The energy area of recording tied optimization of energy performance, and the focus we had on air infiltration areas has proven the savings as shown on our monthly energy bills. Technical Innovation : The use of offsite modular construction greatly reduced the impact on the community that is inevitable on a construction project of this magnitude. Working with the City of Waco, we implemented tightly controlled modular delivery process that was designed to function without burdening the community. The foundation design for this project allowed for innovated thoughts for the installation and speed of the MEP infrastructure. We were able to install almost all infrastructures above grade in a crawl space that is typically required to be installed underground on slab built structures. This innovated thinking and design allowed for several weeks to be reduced off the typical foundation installation. We not only saved thousands of dollars, but we also have access to the crawlspace for future repairs and maintenance. The ventless and pressurized crawl space was also designed to allow us to create grade and drainage around our building to give the appearance of a slab on grade structure.
