Architectural Excellence : The Wellspring Assisted Living Facility was built to meet the needs of a growing senior population requiring the support of others for daily care. The modular building was chosen by the general contractor because of the complex issues surrounding the location and the urban setting. The building is located in the central area of a maze of apartments and homes and the owner wanted to limit the disturbance to the community. The project took 10 months from start to finish, and the modular set took two weeks with some delay due to weather. The exterior façade is a mix of brick and cement lap, full drywall throughout the interior, and a roof structure installed at site to achieve the impact needed for an assisted living facility. The building provides hotel style rooms for single and dual occupant use, a kitchen for meal preparation and service in house, a gaming area, and ample porch and veranda areas for a relaxed setting.

Cost Energy Effectiveness : This assisted living center was built with a general contractor who was also part of the ownership. We used their resources on their construction crews to build a cost-effective product with a high-end finish. The building had many energy saving attributes and was built with Energy Star lighting, and LG mini-split systems will drive down overall energy costs. All windows were low E energy efficient and tinted. All carriers were standard mod carriers built for multiple uses.

Technical Innovation : The assembly of the units reduced production time by pre-building many of the wall units and shelf areas. The units were 65 percent complete when they arrived on site and many of the finish items were left to on-site crews due to general contractor preferences and labor force. The roof system was EPDM from plant to site with completion of the other permanent roof on site, which saved plant time and gave the customer the monument look they preferred. The LG mini-split provided an excellent efficiency in heating and cooling and CFL fixtures were used throughout the building with dimmer switches.
