Architectural Excellence : This unique modular animal vivarium project consisted of repurposing & renovating two existing rental rodent vivarium units into several different animal vivarium units. A new vivarium unit was constructed, and all units were brought up to 2015 building codes and designed to meet the requirements as outlined in The Guide for the Care and Use of Laboratory Animals.
The modular vivarium units measured 14’ wide by 65’ long. The newest unit was matched with a renovated unit to create a double wide set and the single unit was renovated and set as a standalone unit. All modules were connected through corridors built on site and set among our partner’s units in an extension of a larger 39 modular unit temporary science complex. Our architects and engineers re-designed the old units and retrofitted LED lighting, all PVC plumbing waste, vent and supply lines. Units were equipped with fire suppression, fire alert systems and temporary walls for independent animal studies.
Cost Energy Effectiveness : Saving cost and time was a big factor in the decision to go modular on this project. With the animal science laboratories built by Art’s Way Scientific, Inc. and the time commitment to the project the customer decided to lease the three units for the period in which they will need the space. Leasing was proven to be the most effective way to fill the customer’s immediate needs. It allowed the use of old leased units to be renovated into new units saving money in new construction and it allowed the customer to get the units very quickly. There are also buy out options if the customer would plan to keep the units and/or renovate them again for future projects or college studies.

Technical Innovation : To renovate these units from 2006 codes to the 2015 International Energy Conservation Codes all HVAC equipment was newly equipped with new 10-ton units that were mounted onto the unit’s transport frame and designed to maintain a set point of 68 to 78 degrees Fahrenheit within +/-5 degrees and 1,200 CFM of conditioned air at constant volume. While renovating the units they were equipped with extra modifications for several different model studies. The floors were renovated with recessed trench drains with stainless covers. The lighting was renovated with 24-hour timer switches and temporary walls were built to separate current studies. To stay ahead of future codes tightening around energy conservation the exterior siding was all removed on the old units an additional two inches continuous Polyiso insulation was added with weather barrier protection. On the mated buildings there was 1” expansion gap with backer rod installed and Polyfoil weather barrier added for extra protection.
