Architectural Excellence : The NY Port Authority required a more permanent type of foundation for the trailer. Concrete slabs were laid and hollow core piers filled with grout connected from these slabs to the bottom of the trailer. We drilled dowels four inches into the concrete slab. 3/8th inch bolts secured anchor straps into both the concrete slab and the grout filled backing. Skirting around the building was backed by 2 x 4 treated plywood boards for extra support. The exterior also included stucco siding glass doors.
Cost Energy Effectiveness : The permanent building already on site measured approximately 3,600 square feet; however 5,200 square feet of space was needed to suit the project’s needs. Nadler designed the modular building and connected it as an extension to the traditional site built structure, creating an additional wing to the Waterfront Commission building. The seamless transition between the site built permanent building and the modular building saved the company both time and money. Instead of demolishing the site building, they were able to use the existing building and added on the modular space to meet the required space needs.

Technical Innovation : To avoid handicap issues, the trailer was set so the site grade will be flushed with the finished floor. Due to the asphalt parking lot constructed around the trailer, access underneath the trailer will be non-existent without the destruction of said parking lot. Therefore a trap door was constructed in the janitor’s closet so there would be access to the underside of the trailer for any future maintenance repairs.
