Architectural Excellence : The Walter Reed National Military Medical Center, one of the nation’s largest military medical centers, needed a temporary Post Exchange (PX) facility following the demolition of its former one. The facility sells merchandise and services to visitors, employees, active and retired military personnel, other United States uniformed service members and their families.

M Space provided a 12,240 square foot facility featuring retail areas for food and beverage, an eyeglass store, a barber shop, a large humidor area for tobacco sales, employee break rooms, restrooms, a laundry facility and storage areas. The barber shop, eyeglass store and laundry facility feature separate entrances for convenient exterior access. Interior floors include both tile and carpet and HVAC units were installed in each module. The facility features ADA steps and ramps. M Space listened carefully to the clients' unique needs to provide a quality project on time and within budget.

Cost Energy Effectiveness : M Space selected an existing building that could be reconfigured, refurbished, delivered and set within the clients’ time frame, while remaining cost effective. Through partnerships with manufacturers and specialty providers, M Space completed the new PX facility in less than two months. The modules were completely refurbished and shipped to the final location. Providers of unique items including the humidor and the chairs for the barber shop were selected and items were installed prior to delivery, saving time and money. Utilizing existing buildings also reduced the impact on the environment. By choosing modular construction, the base was able to continue its daily operations with limited site disruption.

Technical Innovation : The client chose a pre-leased building due to the expedited process. M Space repurposed an existing 48-unit office building into a 17 unit retail facility. The building was equipped with electrical loads for cash registers, display cases and signage as well as lighting in areas containing large shelves with retail goods. The barber shop was furnished with a built-in vacuum system. Automatic doors were installed in the main entrance and mechanical doors in the loading and storage areas in the rear of the building. The facility includes a sprinkler system as well as a smoke dampening system that automatically closes vents when smoke is detected.

The PX facility needed to fit in a compact, wooded area of the base, dictating the size of the building and complicating installation. After discussion and a great deal of planning, M Space provided 17 modules, which were installed by US Modular Group East.
