Architectural Excellence : Walgreens had an urgent need for building space at multiple retail locations in Minneapolis and Chicago; they required temporary pharmacies to continue serving customers during renovation and rebuilding of their existing stores. As the General Contractor, Sevan Multi-Site Solutions contacted IMS to determine if modular buildings could be provided to meet their client’s requirements quickly, efficiently and with minimal site disruption. The design had to be relocatable, the placement had to fit within the available footprint adjacent to the existing store, and the construction had to be carried out to avoid disrupting daily retail operations. The layout was created utilizing stock 1440 SF, 2-unit clearspan buildings. The interior was built-out on site to include pharmacy, retail, restroom, office and consultation room. Modular construction proved to be an effective solution to minimize operational disruption during renovation of the main store, thereby reducing the project schedule.

Cost Energy Effectiveness : Existing modular buildings were utilized to meet the budget and schedule constraints of the project. One of the buildings, a used clear span owned by IMS and stored in Indiana, was renovated in a matter of days to match the two new buildings before shipment to Minnesota. To further avoid the schedule impact of connecting to city sewer and water for a short-term use, the buildings were blocked about 4’ above grade to accommodate waste and water holding tanks underneath the units, and ABS pads were used in lieu of a concrete pier foundation. IMS also mobilized temporary aluminum steps, decks and ADA compliant ramps, that could be rapidly installed and dismantled, to provide safe and easy access for Walgreens’ customers.

Green Building Description : The temporary buildings were built to be as energy efficient as possible. The building utilizes high efficiency HVAC equipment and the building envelope exceeds all energy code requirements. The interior finishes, including the paint and flooring, have low Volatile organic (VOC) compounds to ensure it is a safe environment for customers and employees.

Technical Innovation : Since time was sensitive and speed of install was a significant factor, the 24 x 60 clear span buildings were taken from existing inventory; two of the buildings were new stock from Whitley Manufacturing and the third a repurposed, renovated building from IMS inventory that was previously used as a transportation office. The modulars were delivered on-site and installed with minimum impact to the existing facilities, taking into consideration accessibility, traffic flow, and ongoing renovations to the main store. Security features such as metal window screens, door locking bars and cameras were installed on the exterior to protect pharmaceuticals stored in the building. IMS provided project managers at all three sites to coordinate with Sevan and respond quickly to meet their changing needs, including relocating two of the modular buildings at project completion, to support other Walgreens stores in Minneapolis that were also undergoing repairs.
