Architectural Excellence : This $3 million, 18,000 square foot, 2-storey building, features an open plan design with wide hallways, meeting rooms and individual offices. The exterior metal siding was provided in two-tones and in two orientations (horizontal and vertical) to make this project look site-built. The interior was designed with t-bar ceiling and chases, concealing all the pipes, ducts, sprinkler system and communication cables, adding to the clean looking appeal of the interior. Sound sensitive/motion-sensored lighting added to the energy efficiency of the building. Notable features: Complex Heating/Cooling System for Multiple Tenants; High-End Security and impenetrable, reinforced server room; Elevator; Large Glass and Aluminum storefront entrance; Luxurious marble flooring. Victoria Shipyards says, “Everyone is happy with the design. I give Shelter high marks in customer service. I have nothing but good things to say about Shelter. I would use them again in a heartbeat!"
Cost Energy Effectiveness : COST-EFFECTIVE: Victoria Shipyards project manager, Peter Lutzmann says, “Modular is a very cost-efficient solution. It enables you to save time without compromising quality. We saved 3 to 4 months on construction.” Even with the cost of shipping via the ferry, modular was a more cost-effective solution than site-built. ENERGY-EFFICIENT LIGHTING: To save energy on lighting, this building was designed with sound-sensitive/motion-sensored lighting. Occupants have the option of setting the sensitivity of the system to suit their needs. INSTALLATION: To save on the cost of installation, the modules were weather-proofed and stored at the installation site until enough modules arrived to start the craning process. RESALE VALUE: “Even though the building is installed on permanent foundations, the fact that these buildings are modular opens the doors to opportunities to relocate or resell these buildings in future. That is a huge advantage,” says Victoria Shipyards.

Technical Innovation : ELEVATOR: The installation of an elevator necessitated a superior degree of precision in design and installation to ensure everything fit perfectly. COMPLEX HEATING/COOLING ZONES: To service multiple, separate tenants, the building had to be designed with separate heating/cooling controls. This tricky application required the creation of separate heating/cooling zones within the building. SECURE SERVER ROOM: Because of the high degree of security required for this client, the computer server room not only had to be fire proof, but also vandal proof. All the walls and doors of this special room were substantially reinforced against all unauthorized access. SHIPPING & INSTALLATION: The modules had to be shipped by Ferry Boat. This limited the size and number of the modules that could be shipped at any one time. This required the modules to be weather-proofed and stored at the installation site until enough modules arrived to start craning them into place.
