Architectural Excellence : This remarkable building is comprised of 10 modules of varying ceiling heights. Through the use of a telescoping roof, key areas of the ceiling system feature a slope from 16’ to 10’ and are finished with wood planking. The focal point of the building is the system of plasma screens that dominate the entry area, displaying features of the condos. The main sales arena is made up of luminous panels that are integrated with wood planks to create a declining tunnel of interest to the models. In addition, full sized models of actual kitchens & bathrooms dominate one end. A series of angled walls create the entrances to all offices alleviating the need for doors. The glass entrance is made up of 40’ of butt-glazed glass, which includes a frameless glass foyer. The exterior of the building has a custom wrap which portrays a modern take on the project name. A 40’ wide staircase culminating at the glass façade accentuates the entry experience.

Cost Energy Effectiveness : Cost effectiveness was key to the client’s decision in choosing modular for this project. While the special features of the building added to the cost, it is estimated that our customer saved at least 60% over the alternative of using a stick framed building. The framing is made up of 2 X 6 wood studs, which allowed R-19 insulation in the exterior walls. The roof mounted HVAC system combined with R-30 roof insulation is the most energy efficient method for climate control in the desert climate. In addition, the exterior of the building has 2” foam with a coating of EIFS to finish the exterior sidewalls. The installation was also done cost effectively by using several forklifts in unison to raise the telescoping roof to its final height. Due to the temporary nature of the use of the building, a pad and pier foundation system was used ILO the more expensive concrete option. This modular can be relocated with relative cost effectiveness & will retain it’s value for many years.

Technical Innovation : Three of the 10 modules of this unique building have telescoping corner posts that allow the ceiling to extend to a 16’ height from a shipping height of 8’. This created a grandiose entry filled with interesting architecture to highlight the condos being marketed. Ceilings are finished in a sloped fashion from center to ends with wood planks to match the floors. Tapered walls culminate in the model & are highlighted with alternating strips of lighted and wood panels. Roof mounted HVAC’s are ducted through the soffits creating lower ceilings in the model areas. Plasma screens create a floating information gallery in the entry area. Sweeping isles with angled walls create privacy for the offices, therefore alleviating the need for doors. The reception area wraps around the corner leading into the closing area creating a warm and inviting opportunity to take advantage of the ultimate facility tour. Indirect lighting & interesting accessories support the modern yet warm atmosphere.
