Architectural Excellence : The layout of this permanent office facility consists of several modular sizes fashioned to accept the exact room dimensions required by our end user including strategic placement of columns for optimum usage. The original project concept was conventional construction but the cost was determined to be over budget and the design and construction method exceeded time and budget allowances. Five split system HVAC units were installed and therefore contributed to noise reduction and exterior aesthetics.
Numerous interior office layouts are provided including bullpen, tech areas and conference rooms with complex IT/Data conduit structuring and high-end connection outlets flush mounted in the floor.

Technical Innovation : This project required multi-sized modules to meet the requested client layout. The interior sub-floor has extra fibre cement surface placed on top of the regular sub-floor to enhance strength and longevity. High ceilings and solid-core doors add to the durability of this heavy duty modular building. An engineered foundation using 36” to 48” concrete piers was used to stabilize the permanent facility. Also included in the design are many “Green” features such as energy efficient appliances, white reflective roofing, an upgraded insulation package and 3-phase electrical system.

Cost Energy Effectiveness : The modular design included numerous green features and implemented many of the principles associated with LEED certification, although no formal level of certification was actually sought. In the final analysis, the green features added very little extra cost to the overall project yet offered a high degree of energy efficiency while minimizing the environmental impact of the project. The cost effectiveness was demonstrated by realizing a savings of one-half that of a conventionally constructed building of this size.
