Architectural Excellence : UMCP required demolishing and replacement of two existing very old, dilapidated soccer home and away team room buildings at their Ludwig Field Stadium site; and they needed the work competed quickly, cost-effectively with minimal disturbance on campus. Therefore, UMCP choose to utilize modular construction for their project which enabled them to meet their requirements and to benefit from the advantages off-site modular construction.
Their old buildings were replaced with two separate 14x60 new modular buildings, configured side by side on site. Each building was designed with two rooms in each building to accommodate a team room along with a training/coaches meeting room. To compliment the school colors, stadium press box and other surrounding buildings on campus, each building exterior was finished with a Pavestone Gray HardiePlank® Lap Siding and Safety Red SmartSide® Trim.
Cost Energy Effectiveness : Outside of the rubberized flooring and aluminum steps upgrades, UMCP choose to use standard modular off-the shelf durable commercial materials to save considerable time and money on the overall project. Each building was designed as a single unit, to help streamline the manufacturing and installation process; as well as, to help reduce the overall project schedule and costs. Each building was also finished entirely in the mfg. plant, so they were ready to install upon arrive at site with no interior or exterior finish work required. A crane was utilized to install each building onto site foundations, so UMCP did not have to remove and reinstall existing fencing and other obstacles on site. The crane installation also helped to increase the completion schedule and eliminate the need and costs of adding site protection to drive the units and equipment overtop the existing track and field.

Technical Innovation : UMCP upgraded their flooring in each building with a resilient vulcanized rubber tile, with a low profile raised circular design, to help mitigate the wear and tear from outdoor elements brought into the building and from the high traffic of athletes wearing soccer cleats. The rubber tile flooring also provided extreme durability, slip resistances, reduced noise, and ease of maintenance.
For added quick & easy installations, code compliant pre-designed/premanufactured aluminum steps were installed at each exterior door, which enabled all four steps to be completed on site in one day. A spray-on polyurethane – elastomer (rubberized) protective coating was applied to the decking and treads on all aluminum steps to give each of those surfaces excellent slip, impact, and abrasion resistances. The aluminum steps with rubber application applied was also chosen to provide a long product lifecycle; whereas the steps will never rust and will require insignificant to no maintenance.
