Architectural Excellence : The University of California-Davis, is geographically the largest school in California. It has a student population of over 41,000 and is a national leader in medical and veterinary medicine, agricultural research and viniculture. It is also constantly revising its facilities. They needed a large structure immediately for a new home for its purchasing department, currently housed off-campus. Modern upgraded and renovated a 25 year old, out-of-date , physically ailing structure, in a critical time period. The purchasing department had serious doubts regarding a modular building as their new home. We were able to allay those fears by renovating the entire interior. We installed new HVAC systems and ductwork, new exterior storefront doors, Painted the interior and exterior, new sub-flooring and floor covering, new voice/data runs, added conference rooms, and renovated restrooms. The building was also modified with a new exterior porch, to mirror a modular counterpart facing it.
Cost Energy Effectiveness : By utilizing an existing modular structure, the University saved approximately 60% of the cost of a new facility, extended the life of the existing building, and provided their staff with offices in a shorter time span than even a newly manufactured modular would require. Over half of the existing A/C units were replaced with newer units with EER ratings of 13 and economizers; low VOC paints were used on both interior and exterior surfaces; the lighting retrofit itself resulted in a 20% savings in electrical use; and the elimination of both disposing of an older modular building and then creating a new one massively lowered the project’s carbon footprint. Calendar days to complete were 63, which allowed the university to exit from the leased structure outside of campus in half the time allotted, and not be burdened with additional leasing costs.

Technical Innovation : The over 10,000 square foot building is now up-to-date, and the University may count on years of additional life for this building. It has been re-designed to co-ordinate all of the requirements of the entire purchasing department for a school with 500+ acres of facilities and a student enrollment of 41,000. During the work, we completed a retrofit of the entire lighting system, replacing hundreds of T-12 lights and ballasts with energy compliant T-8 bulbs and ballasts. In addition, the old, non-compliant sprinkler system was updated and retrofitted. The building now includes separately conditioned space for their servers and communications equipment, multiple conference rooms with video-conferencing and electronic whiteboard capability, and additional insulation for better compliance with California’s stringent energy codes.
