Architectural Excellence : The 168’ by 60’ structure is meant to blend in with its surroundings, while highlighting the technical nature of its purpose. It contains 9’ ceilings, carpet-tile flooring, high-lumen parabolic reflector lighting, cherry-stained solid core wood doors, and 6” chair rails in the conference rooms. Exterior treatments include storefront, 3-pane window frames, storefront exterior doors, 16” parapets and a 144 square foot factory integrated porch with a lighted overhang and Trex decking. A mandatory “no dust” site requirement was in effect due to bio-hazard research being done in a neighboring building.
Cost Energy Effectiveness : The University demanded a high level of energy-savings and sustainability. Low E dual glaze windows, skylights, occupancy sensors in all rooms, “green” recycled floor coverings, low volume plumbing fixtures, low VOC paints, High 13 SEER rated air handling systems, and upgraded insulation were included; many as a result of consultations with Modern’s design team. The result is a building that is projected to use on average less than 55% of the energy use of a normal modular building. To construct a conventionally built structure of its type would have cost the client approximately 67% more, based on University assessments. Calendar days to complete were 93, which allowed the university to exit from a leased structure outside of campus in half the time allotted, giving further savings.

Technical Innovation : The over 10,000 square foot building is state-of-the art; designed to co-ordinate all of the myriad requirements of the designers, engineers and production personnel for the University’s telecommunications staff. The building includes over 5 miles of voice and data cabling, separately conditioned space for the telecommunications equipment, upgraded multiple conference rooms with video-conferencing and electronic whiteboard capability, and the internal ability to support over sixty separate work-stations.
