Architectural Excellence : This building consists of 2 stories that is located on a hill overlooking a 70-acre construction site. It has an observation deck on the roof as well as windows that are strategically placed to allow the customer maximum visibility of the site. The deck is accessible by a set of exterior steps. All building specifications match a 19,000 SF modular building sitting next to the new modular facility including a contrasting belly-band on the 2-story to match the mansard on the 1-story modular building. A climate controlled breezeway was built on site to connect both buildings. There are 12 private offices and conference room. All of the walls have sound reduction batts and sound deadening boards for privacy since the building is being used by different companies and departments. The balance of the office space consists of space for cubicles which provides flexibility and maximum use of space as personnel change on the job.
Cost Energy Effectiveness : The building houses a large data room where equipment radiates a lot of heat. It was decided to build a mini split system which creates a separate HVAC system in that room. By doing that, the customer did not have to install a larger HVAC system to run the whole building saving them money and being more energy efficient. Other cost reducing measures were using Best lock hardware with removable cores to conform to the keying system from the existing modular building so additional keys did not have to be made. Cubicles were used for offices which not only provided flexibility in office space but also opened the room up allowing free airflow for the HVAC system and a cost savings to the customer in energy bills.

Technical Innovation : The roof and column spacing was designed to hold a 36’x60’ Observation Deck on the roof of the building. The challenge of connecting the roof deck on site required the factory to build parapat walls on the full perimeter of every module and the site crew to remove the points used for cabling during the crane set. The deck was fastened to the parapet walls. An exterior set of steps were custom designed to accommodate the protruding mansard and additional height from the parapet walls. The factory had to design the mansard to allow for the step installation through it.
