Architectural Excellence : The client needed 5,000+ sq. ft. of office space for a long-term rental at a large infrastructure construction site in Vancouver. However, the site was not large enough for a single-storey, eight-unit structure. Britco sourced eight custom modules from their existing fleet which had been sitting idle following a previous four-year rental. A structural engineer was hired to redesign the building so we could stack modules atop each other to create a 48’x60’, two-storey office complex for Modern Niagara. The new building is impressive on-site with the signature Britco Orange fascia at the top of the building and at the junction between floors. The modular units have a dual-fuel HVAC system (propane/electric) and lots of windows to allow natural lighting inside and proficient viewing of the work site.
Cost Energy Effectiveness : This project is an excellent example of cost savings and one of the primary reasons we chose this direction: the cost to complete the renovation, not including the value of the original asset, was less than half of the capital it would take to purpose-build an entirely new building. The project was completed in 90 days versus the extended period of time – four months – the client would have waited for the factory backlog of manufacturing time on new units. The newly re-engineered building will serve a long-term purpose at a very good value to the fleet owner.
Green Building Description : The very nature of using modules that had been sitting for five years and were not easily redeployed in the normal course of the rental business is an excellent example of a green and sustainable use (or reuse) of a building, one of the hallmark advantages of modular buildings versus site-built permanent buildings.

Technical Innovation : This building was repurposed to meet the needs of our client, but this project will end in four to five years. We must consider the needs of the next client, which is a driving force in the fleet rental business. The primary feature that was designed to achieve this: both floors remain independent of each other so that this building can be rented (or sold) in the future as either a two-storey building or single-storey buildings. This flexibility allows Britco to manage the assets with maximum efficiency. All other features inside the building are fleet standard which makes the maintenance of the building as efficient as possible.
