Architectural Excellence : Williams Scotsman provided a new 11,520 square foot office building for the General Contractor hired to oversee the Transbay Transit Center Project. The $4 billion transportation and housing project will transformthe downtown San Francisco and San Francisco Bay Area’s transportation system. The goal of the overall project is to create “Grand Central Station” for the West Coast.”. The temporary modular office building is located in the heart of San Francisco’s Financial District and is intended to support the project for six to seven years. The modular building includes offices and restrooms, which occupy the perimeter of the building. The building’s interior features a wide open space which provides maximum flexibility for building occupants. This design allows the General Contractor to modify the interior layout as the project progresses. Nine foot’ ceilings add to the openness of the space and create a more comfortable work environment.
Cost Energy Effectiveness : Energy efficiency was a core consideration when selecting materials for the building. White EPDM roofing was incorporated to minimize heat gain throughout the structure and dual pane low-E windows were used throughout to make the building more energy efficient. Williams Scotsman also provided an upgrade to the insulation -- R-19 insulation was installed in the floor and exterior walls and R-30 insulation was added to the roof. In an effort to simply on-site assembly, all plumbing was confined to two modules and was completed in the factory prior to arrive on site. The building includes eight end mount HVAC units for the 16 modules that comprise the building. By utilizing five ton units, considerable money was saved on the mechanical equipment. Additional specifications were considered to make the building more user friendly for future projects. The building can be repurposed in its current configuration or it can be divided to support more than one location.

Technical Innovation : The building’s interior lighting features motion sensors to ensure that electricity use is minimized. The motion sensors will translate into significant cost savings for the building occupants over time. The building also includes twelve interior Solatube skylights, which provide natural light within the general office area. Installing the modules end to end creates a bullpen of approximately 95’ x 72’. A wide open space in the center of the building provides limitless design possibilities.
