Architectural Excellence : Challenged with creating a welcome center that would exemplify the condo and residential communities available at the Wharf, located in a beach community, this 7,000 square foot sales center was set-up on the beach. The exterior design and finishes include architectural bump outs (columns), fixed entrance canopy with standing seam metal roof and floor to ceiling windows. The interior design incorporates significant open space for the welcome reception, the developments topographic model, sales presentation area, administrative space for management, marketing & sales and conference room. The 126’ x 56’ building with over 7000 square feet was designed utilizing nine (9) modular units @ 14’ x 56’ each. The exterior color scheme compliments the surrounding buildings creating the welcoming presence that is consistent with the community.

Cost Energy Effectiveness : The speed in which this project was completed makes “cost effectiveness” a primary consideration. Not necessarily the actual building costs, but the ability of The Wharf to begin the sales and marketing process and generate revenue sooner when compared to site-built methods. This enabled them to sell units faster and reduce their project financing costs.
This building was designed to be “deconstructed” and moved to another location. Creating a building that can be reused or recycled is an integral part of the design technology applied to each modular project. It is a cost effective solution for the end user and/or dealer.
Other important efficiencies that were realized by our client include reduced site disruption, limit noise pollution and less waste.

Technical Innovation : Each modular unit was shipped with all walls, doors, duct work and floors in place and was then finished off on site. Based upon the large open spaces and high end finishes this was the best solution which resulted in an extremely successful project. It also allowed for a very aggressive schedule to be met which confirmed to our client that the modular industry provides space solutions better than any other approach.
