Architectural Excellence : The Ryder is a three-storey, multi-family building which fulfills a need for more affordable housing in Hope, BC, a small town that has experienced a rental housing shortage due to rapidly rising property values. The project is the first mixed-income affordable housing in the town, which acts as a gateway to BC’s Lower Mainland. The building has 40 units, each with kitchenette and living space, and with a mix of studio, one-, two- and three-bedroom spaces. Six of the units are accessible, all located on the ground floor. The building’s common amenities include laundry facilities and a shared kitchen with refrigerator, sink and counter space for food preparation. Constructed from wood, the building has an exterior and interior appearance that makes its modular build indistinguishable from a traditional build, with materials and finishes that are durable and easy to maintain. Exterior post and beam details and a natural stone façade create a visually interesting building.

Cost Energy Effectiveness : The ultimate value of the project was its ability to meet a pressing need for timeline certainty in order to provide affordable housing to residents of Hope in need. The choice of modular construction proved to be most effective for the owner, with modular’s efficiencies able to ensure a timeline of less than 8 months from contract execution to occupancy. The project was completed slightly under budget in both manufacturing and installation, resulting in some cost savings for the owner. With a focus on sustainability, several of the project’s components will create long-term value for the project and reduce lifecycle costs. These components include an engineered wood entryway, a centralized Heat Recovery Ventilator (HRV) system, cement board siding and vinyl-clad drywall, along with the considerations for accessibility that meet Rick Hansen Foundation Accessibility Certification (RHFAC) criteria.

Technical Innovation : Accessibility and sustainability were two significant considerations for this project. The Ryder meets Rick Hansen Foundation Accessibility Certification (RHFAC) criteria, the first NRB Modular Solutions project to do so. RHFAC is a rating system that uses trained professionals to evaluate meaningful access to buildings and sites across Canada. Four studio units, one 2-bedroom unit and one 3-bedroom unit are accessible and all located on the building’s ground floor. The Ryder met a project requirement for a minimum 15% energy savings when compared to the National Energy Code for Buildings (NECB) 2015 Part 8. This was achieved through an efficient mechanical design, a high-quality installation by a professional team and the development of a superior envelope design.
