Architectural Excellence : Owl's Nest Resort is a premier golf course nestled in the White Mountains of New Hampshire near the Waterville Valley ski area. The new owners wanted these new units to be custom designed to fit into this quaint New England area. These three 2200 square foot, four module detached townhomes were created with an unique Gambrel style design which included four bedrooms, each with their own bathroom. The first floor features 9'ceilings, an open living floor plan, a gas fireplace, one of the bedroom suites and an additional half bath. Besides being trimmed with Versatex trim and sided with the James Hardie siding, the exterior included a 38' wraparound porch with a closet for ski or golf club storage. The houses were all situated to take advantage of the gorgeous views of the mountains from almost anywhere inside or outside of the homes. This is one of three built in the first phase, with another five now under construction. These units sold out for every weekend of the golf season.
Cost Energy Effectiveness : Modular construction was cost effective to the owner of this project for a number of reasons. The actual construction costs were 20% less than the site built construction costs in this area providing a substantial initial savings. The reduced construction cycle also shortened the length of their construction loan and reduced the amount of their interest carrying cost. The reduced construction period and earlier occupancy allowed them to achieve their desired goal being able to rent the units for the 2016 golf season. They were able to generate revenue a year earlier than with site built construction. Additionally, the rental of these units was so successful, that it proved out their model for this program and gave them the confidence to order five more units to be ready for the start of the 2017 golf season.
Green Building Description : These units were built to the requirements of IREC 2009. Programmable timers were installed on a bathroom fan on each floor to facilitate air exchange. All energy star appliance were installed. The HVAC system was a high efficiency Mitsubishi heat pump with insulated ducts to the first floor and mini splits on the second floor. The crawlspace walls were insulation with spray foam insulation.

Technical Innovation : The owner's wanted the units available for the 2016 golf season. While exploring traditional site built methods, they learned this would not be possible due to the length of the construction cycle in this area and the shortage of skilled local labor. Additionally, the new units would be the first new construction in this established golf community in over eight years, so minimal disturbance to existing residents also had to be considered. By selecting modular construction we were able to accomplish both goals while providing them with energy efficient homes with maintenance free exteriors. The factory started production in mid-March and delivered the modules to the site in early April. All the units were then completed and ready for occupancy for the busy Memorial Day weekend. The total construction cycle for the three units was ten weeks. The porches were also prefabricated by the factory and set with the modules saving hundreds of onsite man hours and additional construction time.
