Architectural Excellence : The new Monarch development located in the Sommerset Corridor of Troy, Michigan is a luxury high rise condominium set to break ground in fall of 2006. To begin selling condos, the developer contacted McDonald Modular Solutions to provide our Flex Plex Modular building for use as a sales office and penthouse model. The clear span Flex Plex unit was delivered to the site as an open shell.
The front portion of the complex interior was built out using cove moldings, inset carpets, and solid wood details all featuring the high end construction reflected throughout the project.
The rear area was transformed into a luxury condominium model complete with hardwood flooring, ceramic tile, solid wood cabinetry, and granite surfaces. The windows of the model show backlit scenes taken at helicopter level of what the view will be like from the penthouse floor.
The building exterior is painted in earth tone colors and accented with colorful awnings and flowers along the ADA ramp.
Cost Energy Effectiveness : Flex Plex can be utilized with any number of modules, and the modules can be mixed and matched allowing us to lease exiting equipment that can easily be modified to meet the customer's needs.
In addition to R - 13 insulation, the wall system is further enhanced with a Tyvek air barrier. The roof system is engineered with R-22 insulation and the floor is designed with an R-19 insulation package.
Typically, Flex Plex interior partitions are accomplished using a movable panelized sandwich wall system. The top channel is supported with clips to the ceiling grid and the bottom track is set to the floor with a fastener every four feet creating minimal repair spots. The wall panels slip into the tracks. The wall panels come wired as needed and with pre-hung doors for a complete modular solution. These reusable wall panels generate no waste as we reconfigure floor plans.
With Flex Wall and Rapid Ramp, a portable, reusable ADA ramp system Flex Plex is a truly modular product.

Technical Innovation : McDonald Modular Solutions’ Flex Plex product is specifically designed for renovated re- use applications. Flex Plex is engineered with a 60’clear span truss requiring no structural posts to interfere with desired floor plans . We simply deliver a right end, a left end, the required number of center units to meet the customer’s needs. Windows and doors are framed to be easily interchangeable, All exterior wall wiring is run above header level with drop downs to duplexes so main runs do not have to be re routed to accommodate floor plan changes.
The flexibility designed into McDonald Modular Solutions Flex Plex product line enables customers to utilize this product in many different applications. In this case the building went from a 3600 sq ft standard office format, utilizing panelized walls for interior partitions, to a custom luxury condominium model built out utilizing standard construction.
