Architectural Excellence : An exclusive Cat® dealer needed to replace its existing retail building that was rundown and too small with a larger updated building due to company growth. Their requirement was unique because they needed the building constructed quickly with minimum disruption in sales, operations, and site activities, to support its growing business. Durable, long lasting and quality construction was also required to match its existing buildings on their campus and to meet the company’s design and finish criteria.
Modular Genius provided a turnkey single-story 3,200 sqft permanent retail modular building solution, which houses a showroom to display heavy tool attachments, large custom retail counter, 3 offices, open area with cubicle workstations, conference room, kitchen/breakroom, restrooms, and closet space to support the building. Modular Genius’ services included design, engineering, project management, site super vision, site work, foundations, utility work, new building, finishes and more.
Cost Energy Effectiveness : Although this building was a permanent design and installation, it was also designed to have the flexibility to be relocated in the future to meet possible future market or other company changes, and to save the end-user the addition cost for a new building. The building was designed to be relocated on the end-user’s existing site or off-site to a new property if needed.
During the design process, modular methods and standard materials were utilized, along with Cat® design and finish criteria, to provide a cost-effective project and sustainability benefits. The combined design methods and materials yielded the use of materials and assembles to be more efficient while minimizing waste at construction and for future maintenance of the building. Uniquely, the combined design effort afforded the dealer a fast and cost-effective installation, while meeting the Cat® Brand recognition to achieve and protect the company identify and create a powerful Cat® The Retail Store® impression.

Technical Innovation : Offsite Modular Construction was the ideal solution for this new retail building, taking advantage of concurrent construction speed, marginal site disturbance and minimal material laydown requirements. This method enabled the building to be built off-site at same time site infrastructure work was being completed, enabling the project to be completed in about half the time as compared to other construction methods. This modular building design also afforded the end-user an immediate permanent solution while offering minimal impact on their business activities. The end-user was able to operate out of its old building until this new building was complete and ready for occupancy.
At the same time, energy efficiencies we provided in the building design with the mechanical systems, LED lights, water saving efficient plumbing fixtures, energy efficient windows and more materials and equipment that meet or exceed current energy efficient code.
