Architectural Excellence : The project is a 102 room full service hotel which features smartly appointed suites designed with the modern business traveler in mind. High-end touches like ergonomic task chairs, oversized work desks, and granite counter-tops provide an added level of comfort and elegance. The building features a very modern design inside and out with stone and metal siding on the exterior. Inside, modern light fixtures provide serene lighting to aid in the relaxation of the guests.
The hotel features a full service business center, media-ready conference rooms and banquet facilities - all tastefully furnished. The modern gym features top-quality equipment in a sleek, modern setting. The 3,100 square foot aquatic center features a heated indoor pool as well as a relaxing whirlpool.
While Champion served as the General Contractor on this project, this was a hybrid build where the common areas were site constructed. The sleeping rooms were modular using a center corridor concept.
Cost Energy Effectiveness : Due to the location of the project in Williston, ND, modular made perfect sense. The harsh winters mean a short building season. Also, due to the high wages paid by the oil companies in the area, local labor is virtually impossible to find. By turning to Champion, the customer was able to save considerable time and money. They were also able to ensure their project opened as scheduled, which was critical given the housing shortage in the area.
Because Champion was the General Contractor, we were able to control site costs and clearly articulate scopes of work to the various subcontractors. This, more than anything, let to cost savings for the project and brought the building in on time and on budget.

Green Building Description : Because the majority of the building was constructed in a factory, the envelope is much "tighter" and more energy efficient. By ordering materials pre-cut and carefully planning material utilization during our construction documents development phase, we were able to greatly reduce waste on the project.
We used high efficiency HVAC units and energy saving light and plumbing fixtures. Sustainable features like granite countertops and stone and metal siding ensure long life with little to no maintenance. The insulation package selected not only provides energy efficiency, but also gives an excellent STC rating from room to room, between the rooms and the corridor, and from floor to floor. Large windows in each guest room provide natural daylight, but are also insulated to aid in the overall energy efficiency.
By minimizing the number of modules on the project, we were able to limit the number of freight hauls, thus saving on fuel and pollution in delivering the modules.

Technical Innovation : By using a center corridor concept, we were able to maximize the size of each module to minimize the shipping and set costs associated with the project. This also allowed us to finish each guest room at the factory including flooring, cabinets and counter-tops. The only interior work that remained was the corridor finish after all the structural and mechanical, electrical, and plumbing (MEP) connections were made.
Once the modules were delivered to the site, Hayes Modular Group installed them using a crane and then made the structural connections and completed the EPDM roofing and wind wrap to "dry-in" the buildings. After that, exterior siding and other site built accents were applied.
The project required careful coordination between the modular and site constructed portions of the project. Since Champion was the General Contractor for the project, we were able to do this effectively and cost effectively for the customer.
