Architectural Excellence : Corner Cast Inc. delivered this impressive, modern industrial maintenance facility to a unique client located in the heart of the Port of Montreal. The site boasts a spectacular background of water, bridges and port cranes that is home to this shipping container structure. The 18 modified containers are used as exterior walls with a court yard covered with a light weight fabric structure to create a maintenance garage.
The building accommodates border control and 2 stevedore companies. A specific design process was undertaken with the different organisations to ensure the needs of security and their users. The result is a multi functional complex comprised of several offices spaces, washroom facilities, locker rooms, IT server rooms, conference facilities and a fully heated maintenance floor for the ports vehicles with a capacity to house 200 people on 3 shifts.
Cost Energy Effectiveness : By using the shipping containers as office space and foundation for the roof system it joins both components into an efficient combination of structure and usable space. The containers are placed together with a quick lock system and are in-factory prepared to receive trusses and fabric, significantly reducing the on site installation time. Also the maintenance costs of the garage space has been reduced to a minimum by using LED lighting, highly efficient thermal equalizers and minimizing heat loss thanks to its 'living' walls. This, together with the close involvement if the future users in the design process allowed Corner Cast to find a competitive, re-locateable and re-usable solution for the clients needs, successfully representing the modular industry on the Maritime market on which modular construction has been little represented to date.

The ability to combine their offices and maintenance garage, and being able to relocate with zero footprint, allowed the clients to extend the buildings life cycle and invest in a building that perfectly suits their needs. The containers and structure are designed and insulated to withstand Montreals' snow load and harsh winters. The primary design characteristics of the containers are optimally used by using their structure to support the roof system, steel walls to create fire proof walls between office space and garage and transportability to relocate creating an effective and efficient space for its users.
