Architectural Excellence : This two-storey administration building was designed to high standards of compliance for multiple uses on a very compact site in an industrial environment at Port Metro Vancouver’s marine container terminal. The building is functionally divided between the two floors. The main floor incorporates a 1,800 sq. ft. lunchroom; a first aid room; male, female and H/C accessible washrooms; showers; and changerooms with more than 250 lockers. The second floor accommodates the administrative requirements with six private offices, two open offices, a training room and a lunchroom with adjacent washrooms.
Cost Energy Effectiveness : The large windows are thermal sealed as required by the Energy Code of BC and the multi-zoned rooftop natural gas HVAC units include economizers for efficient heating and cooling of the building. With an extremely abbreviated deadline and very busy work site, this project was constructed off site, delivered and installed on a fast-tracked schedule.

Technical Innovation : The building is set on a concrete foundation to ensure stability in the active port environment and the best long-term overall performance. Due to the high humidity and the heavy precipitation of the region, the exterior is clad with rainscreen technology and prefinished corrugated siding. The fire alarm system is designed to work in conjunction with the sprinkler system, and the entrances are equipped with a state-of-the-art security system required by the Port location. Custom-built steel stairs and ramps were constructed for access to both floors.
