Architectural Excellence : The office and classroom building consisted of twelve units each 15’ x 76’ to provide a building measuring 13,320 square feet to serve 240 students and provide administrative office space for 20 employees in private offices. The exterior finish is a site installed stucco with a mansard roof colored to match the adjacent existing school buildings and concealed skirting joint to enhance the appearance. The ceiling height is nine foot and all interior walls were insulated and installed full height to the rafters to prevent sound transfer.

Cost Energy Effectiveness : Many energy saving features were provided including Low-E glass windows, a reflective white membrane roof, and R-30 insulation in the roof. The carpet is recycled carpet tile and the building was provided with a full perimeter guttering system that drained into landscape beds around the perimeter. A high efficiency, split system, zoned HVAC system was provided.

Technical Innovation : The University required a building that appeared to be permanently installed (although they are leasing the building) and that was durable with energy saving features. The entrance unit is actually a restroom building that can be converted into a freestanding unit on a future installation and the building itself can be divided into separate office or classroom building modules. The subfloor was a fibre-cement overlay to add years of life to the tile floor finishes. The ceiling height duplicates what is normal in existing buildings. A fire alarm, CTV system, and telcom system were provided as was a fire sprinkler system. The building was installed on a poured-in-place concrete foundation to ensure that a durable and long-lasting installation could be expected.
