Architectural Excellence : The goal of Taos Integrated School of the Arts (TISA) is to build a campus that will house its elementary and middle schools and allow for future growth.
Mobilease worked with TISA to create a plan to develop a 6-acre site that TISA owned. Two modular buildings were designed; 1 Middle School and 1 Elementary School. Combined, they consist of 15 modules, creating a 6,370 SF elementary school with 6 classrooms and 1 restroom, and, a 6,160 SF middle school with 3 classrooms, 6 offices, 2 workrooms and 1 restroom. Buildings were set on a below grade foundation and received a two-tone stucco finish incorporating the buildings into the surrounding southwestern architecture. Architectural steel awnings were added at each entryway.

Cost Energy Effectiveness : Working within the clients’ budget was a top priority. Mobilease was able to provide cost-saving solutions by not only supplying the buildings but also by performing the site development for the client so that they were able to wrap all costs into monthly payments they could afford. Mobilease also used manufactures standard materials in order to provide the most cost-effective solution. The buildings were also able to be truck-set as an economic placement option.
The Mobilease design solved TISA’S budget deficiency and satisfied their desire for flexibility in the future. The two new buildings integrated perfectly into the surrounding community, which prides itself on its southwest heritage.

Technical Innovation : Mobilease’s use of off-site modular construction allowed the buildings to be designed and delivered within a tight time frame and with the flexibility to integrate the two buildings to meet the schools’ needs.
Once site construction began, Mobilease learned that an underground stream flowed beneath the site. Mobilease worked closely with the project engineer to overcome this obstacle to provide a proper foundation for each building. Each building was installed on a below-grade pier foundation with CMU set above grade including a stucco finish skirt to match the building. Being in the dessert environment, energy efficiency is always a concern. For this reason, a Bard HVAC system with programmable thermostats was installed, and double-insulated low E windows and T8 Florescent lighting fixtures were utilized. Additionally, an entry awning was installed onto each building.
