Architectural Excellence : We partnered with Lendlease to design and deliver a three-storey commercial office for 150 staff. Nestled on the Sydney Harbour waterfront, the office houses the project team building a luxury, 68-floor tower building nearby. Built on the most expensive land in Australia, a rapid build, high-end fit out and minimal footprint, were key requirements.
The commercial offices needed to acknowledge the traditional Indigenous ownership and spiritual connection to surrounding land and waters. An exterior Aboriginal artwork wrap, celebrated this first nation connection and grounded the building as a permanent-looking fixture along the CBD, in harmony with the local precinct.
Using a DfMA approach, 45 modules, equating to 1620 square metres of dedicated office space was delivered within 16 weeks. The project featured ground and first floor reception areas, offices, meeting rooms, amenities, an accessible lift, commercial kitchen, function space and break out areas.
Cost Energy Effectiveness : Amazingly, this triple storey building is entirely relocatable! This was a key consideration in the client’s decision to utilize a modular solution, as the building was procured to house workers for the duration of Lendlease’s 5-year Sydney Harbour project. In future, the building may be re-deployed on future projects at a significant cost saving to the client compared with a future project office build in situ.
The offsite manufacturing method produced significant cost savings by accelerating the project timeline, by allowing concurrent site preparation and delivery of the building within just 16 weeks! The Indigenous wrap around the entirety of the building was a last-minute variation to the contract, yet was still completed on time, minimizing any resulting increase in cost to the client.
The large-scale project allowed reductions in key material and labour pricing. The building re-use and sustainable features also reduce whole of life cycle costs, providing further ongoing saving

Technical Innovation : The ability to relocate and re-use the office, is the ultimate sustainability feature of the building. The offices were designed in collaboration with Lendlease to meet their internal Global Minimum Requirements and Sustainability requirements, ensuring reduced whole of life cycle costs.
A volumetric design for manufacture and assembly (DfMA) approach streamlined the manufacturing process and reduced unnecessary waste to produce a large number of modules in an accelerated time frame.
Solar panels and ducted air conditioning systems optimise energy use while minimising waste. The expansive open plan interior layout and high-level fitout to house more than 150 staff is designed to enhance employee productivity, efficiency and wellbeing – with ample open space including leisure space and breakout areas to inspire employee collaboration and innovation.
The indigenous artwork wrap was another innovation, supporting the timeline, as well as community connection, heritage and inclusion.
