Architectural Excellence : This project is the largest 4 storey modular project ever undertaken in Alberta. The two apartment complexes were designed to aesthetically blend into its surroundings by incorporating earth tone materials such as stone and hardi plank siding in warm neutral colors. The balconies were installed on site, but utilized refabricated balcony structures that were then craned into place. Standard builder furnishings along with low maintenance finishes, stippled ceilings and tape and fill walls were found inside the building. The building also incorporated fully functional elevators and common recreation areas. The building was handicap accessible and with those suites found on the main floor. Modules were designed at 22’ wide modules with an 18” built out section along the side at bedroom locations which provide additional architectural detail along the building elevations. The total shipping width was 23’-6”, 70 feet in length, and weighed up to 75,000 lbs.

Cost Energy Effectiveness : Each suite has its own ERV system to provide isolated ventilation and to achieve energy efficiency by reclaiming heat and recirculation back into the suite from heat loss sources such as the bathroom exhaust fans. The whole building complex employed a geothermal hydronic heating system and also incorporated solar energy to fuel the water heating system. Corridor and party walls used Roxul insulation and the design specifically allowed for each suite to essentially be one module; therefore double wall construction was realized between units and allowed for an STC rating in excess of 55. Windows were designed as dual pane, low E Argon filled.

Technical Innovation : Remoteness of the location and with high labor costs, the modules were designed to have all the suites completely finished in plant, eliminating the need for trades’ people to complete on site. The modules were designed structurally utilizing a minimum of materials without compromising the integrity of the structure during transport and some modules were built in one continuous section and then devised into two once on site. Geothermal hydronic heating and solar energy were used throughout the building. An innovative foundation was required in order to maintain cost effectiveness while being able to properly support the building. This foundation incorporated a concrete and steel foundation that also allowed for a basement which housed mechanical services and storage areas for residents. By incorporating a basement, the area above is optimized for residential accommodation. The modules were shipped over 900km without any damage to the drywall or any other parts of the structures.
