Architectural Excellence : Sterling Manor is a 6 building apartment complex located in the most affluent neighborhood in Regina. The 320 unit project is the largest apartment complex constructed in the city to date.
The highly functional floor plans include a mix of 224 two bedroom suites and 96 one bedroom suites from 600 sqft to 825 sqft. All suites come equipped, from the factory, with in suite central heat and air conditioning, full sized appliances (including dishwasher and microwave) and in suite laundry.
Tenants enjoy high quality, suite features including contemporary finishes such as granite counter tops, spacious bedrooms & living areas and oversized windows for abundant natural light. Sterling Manor residents also enjoy the conveniences offered by nearby stores and services as well as an amenity rich community center with an outdoor swimming pool, barbecues, fire pit, fitness center, tenant lounge, and concierge services.
Cost Energy Effectiveness : 554 days to completion does not accurately reflect the speed and cost effectiveness of modular construction applied to this project. Within that time span, 6 individual buildings were fabricated, erected, and occupied. The date the final building was approved for occupancy, the previous 5 buildings were already housing residence (the first building having been occupied for more than a year previous). The developer chose to stagger the factory production and installation in a way that allowed him to start turning a profit faster than would typically be expected; also driving hype for the other buildings, creating a waiting list for those to come.

Technical Innovation : The completion of this complex marks a significant milestone for this developer; completing 31 apartment buildings in the short span of 6 years. This great feat would not have been possible for a new developer without the advantage of modular construction and the ability to control costs and timelines. Working together, the manufacturer and developer chose a floorplan that could easily be replicated throughout the city. Everyone involved was so familiar with the process that each additional building became easier and more cost effective to complete.
Harnessing the advantages of modular construction from his 1st to his 31stapartment building, this developer quickly catapulted from no apartment experience, to the biggest developer in the province; wining developer of the year in the process. He gives much of the credit to his commitment to modular.
