Architectural Excellence : Standard Pacific Homes needed a sales center in Parkland, Florida to start selling new homes before the first models were completed. The finished building had to be a direct copy of the high-end homes they were selling, and include the necessary elements of a functioning real estate office.
Designing the building was a significant challenge. Tight timing made modular the best choice, but ModSpace designers had to create new modular design based on an initial concept plan for a site-built structure. Translation into a modular format had to meet more than 95% of the customer’s design requirements and measures within a 1/4 inch. The finished building also had to meet the structural requirements for a high-wind zone while staying within budget. Replicating a high-end concrete block home in a wood-frame modular building presented a variety of technical challenges. Designers had to compensate for flex in wood, align modules and support the entire structure with a solid foundation.

Cost Energy Effectiveness : The Watercrest sales center proved to be especially cost effective for Standard Pacific. The faster solution from ModSpace allowed the developer to open sooner, and as the first operational homebuilder in Parkland, Florida. The high visibility and lack of competition in the market resulted in more than 1,000 visitors in its opening weekend.

By providing selling space quickly, ModSpace accelerated the turnaround time on Standard Pacific’s investment.

Technical Innovation : The structure had to be designed around more than 300 specialty fixtures. This meant relocating numerous structural components including trusses and beams. Precision manufacturing was kept within the tight tolerances so that rough wall/ceiling/floor framing could accept specialty finishes with small margins of error. Additional fixtures included electrical and HVAC layouts, specific stub locations for specialty plumbing fixtures, reinforced framing to support heavy items on walls/ceilings/floors, and preparations for site-installed storefront exterior glass and designer interior glass walls. The design also required high ceilings with a parapet wall and site-installed heavy beam headers over matelines that could not be installed at the factory. Additional foundation calculations were required to support the abnormally high KIP loads transferred from the roof to the few column points hidden in walls. Proper drainage beneath a pit set (grade) modular building was also installed.
