Architectural Excellence : The client provided a plan matrix listing all of the desired rooms and associated functions. Funding was limited, so larger modules were used to keep expenses at a minimum. The ratio of corridor space to functional space was minimized, while still allowing for traffic control and flow. The project was located on an existing public high school and was intended to serve not only the student population but also the neighboring community. This created a challenge of working with the school district to design access to the clinic from the campus and public while maintaining a secure campus. This was coordinated closely with the School District and City Planning Department. The client wanted this building to stand out from the campus. This was accomplished by using bold colors, varying parapet heights, and different HardiPanel surfaces. In addition, exterior screen walls and canopies were added to enhance the appearance while providing shade, enhancing the energy efficiency of the building.
Cost Energy Effectiveness : Funding limitations along with a project schedule dictated by the funding entity lent itself well to modular construction. By doing as much of the work offsite as possible, the cost of CA prevailing wages required on site were kept to a minimum. HardiPanel exterior panels with special reveals were used to create the look of stucco without the expense and impact on the schedule. Insulation exceeded code requirements to add to the efficiency of the building envelope.

Technical Innovation : Licensing for the clinic required compliance with the State of CA OSHPD. This requirement includes an upgraded HVAC system with increased filtration requirements and special fixtures and finishes throughout. Williams Scotsman contracted directly with a mechanical firm, medical equipment supplier and a low-voltage systems subcontractor to create a fully functioning and compliant clinic. Seamless medical flooring and a class 4 wall finish were installed on-site to ensure the building’s integrity. Off-site construction was maximized to limit any disruption to the campus during installation. The building was craned onto the foundation to ensure student safety. Water use efficiency was enhanced by using drought-resistant landscaping and low-flow fixtures. Energy-efficient lighting and controls were used throughout without compromising functionality. Bold and contrasting colors were used in the interior to create an upbeat, positive-environment.
