Architectural Excellence : As a replacement for a structure which was completely destroyed by fire, this project had several unique challenges. Site limitations, existing terrain, and replacement cost budget confines imposed by the District’s insurance company were all driving factors in the design. Ultimately, the building’s exterior was specified to be low-maintenance stucco-style Hardipanel siding to harmonize with the high desert setting of central Oregon. The roof material selected was a standing seam metal, both for it’s practicality due to winter snowfall, and to blend with surrounding buildings. Although the building’s function was intended to be both functional and instructional, requiring large interior wall expanses, but recognizing the need for natural daylighting and ventilation, we incorporated as many windows as possible, with placement high on the walls, leaving wall areas available for tools, materials, and dust collector piping.
Cost Energy Effectiveness : This project is located in a very remote rural town in central Oregon with a population of less than 200. The closest town of any size is located approximately 110 miles away. Building inspections must be scheduled at least one week in advance and the traveling inspector will only make one visit per week, without exception. As a result, any building project must be carefully planned and coordinated and timed perfectly with material shipments. When the customer’s insurance company originally sought bids from conventional contractors for the replacement of this building, these factors all contributed to bids padded significantly to cover these contingencies as well as out-of-town travel for work crews. Faced with proposed costs far in excess of budget, the insurance company investigated modular construction. With far fewer subcontractors, less construction time on site, a reduced amount of prevailing wage labor, and far fewer inspections required on site. Days for Completion: 126

Technical Innovation : Due to the need for heavy floor loads for many of the customer’s shop tools and school bus maintenance, the building needed to be constructed slab-on-grade. Additionally, the wood shop required a 12-foot ceiling height. These necessities, along with the given terrain of the site, led us to a design which incorporated the use of four floorless modules, which were crane set and welded to steel embeds in our concrete slab foundation. We stepped the slab down four feet from the Maintenance Area to the Wood Shop. This lower 28’ x 52’ wood shop portion of the building also had a 4-foot high concrete stemwall which, when combined with the 8 foot wall height of the factory-constructed modules, created a 12 foot overall wall height. And, we enhanced the ceiling height even more through the use of vaulted scissor trusses, creating a floor-to-ceiling height at the center of the room of 14 feet.
