Architectural Excellence : The new 916m² multipurpose pavilion extends the existing change room at Jubilee park. The sports complex required major expansion due to the need for female friendly amenities, accessible change facilities, first aid/ trainer’s room & additional storage for a growing number of members to the club.

The facility was designed to inhabit a new “permanent” look & feel, as stage 1 of a 2 stage masterplan for the park facilities upgrade. The building pushes the boundaries of modular design & construction, with expansive glazed walls, impressive cantilevered balcony, open plan social room with kitchen & bar, large, open change rooms and amenities complying with unisex facility & accessibility guidelines.

Through a collaborative process with multiple user groups, Fleetwood pushed the limits of modular design to deliver a comfortable, safe environment for players & staff, with elegant structural & spatial solutions allowing these spaces to adapt to the changing future needs of the club.

Cost Energy Effectiveness : Procurement through offsite construction was borne out of the inability for the project to be cost effectively delivered through traditional in-situ construction.
The facility was required prior to the beginning of the upcoming sporting season with minimal disruption of paramount importance to the local council. Materials and finishes are a considered response to the project brief, budget and site context. Original material specifications were filtered through the lens of budget, health, safety, quality and environment, to optimise the material specification.
Design, services, structural systems and construction methods satisfy the high benchmark standards of the National Construction Code, with building offsite delivering superior economical project outcomes to industry “best practice” standards. This leading high performance national sporting facility is consistent with the high-quality spaces expected, delivered by local businesses supporting Australian local industry and jobs.

Technical Innovation : Fleetwood worked closely with Maroondah City Council to propose a prefabricated offsite manufacturing solution to resolve key project hurdles; significant site access issues due to protected trees, traffic management and contaminated soil. This solution had the added advantage of greatly reducing disruption to local residents.
The new building features thermally broken, double glazed windows throughout, zoned/timed heating & cooling operating on sensors, and exceeds minimum Energy Efficiency requirements to allow for a comfortable internal environment year-round. Optimising natural daylight reduces artificial lighting dependence and lowers power consumption, while acoustic specific materials and linings minimise disruption from external noise and transmission between player change rooms.
Screw pile foundations reduce costs and minimise the environmental impact of site excavation and waste, allowing delivery of 26 modules over a two-day period, with project completion only 8 weeks lat
