Architectural Excellence : The Sounder Yard Expansion building is the building component portion of a large rail yard project. The basic requirements by the customer were that it be a 50 year building, LEED Silver certified, noncombustible construction, metal siding, and brick exterior wainscot. Blazer was able to modify the originally proposed plan to make it more modular friendly and still meet the design intent. This building houses three separate tenants and incorporates restrooms, showers, and locker rooms as well as office space. The parapets, sunshades, metal siding, brick wainscot and aluminum windows and doors gave them the look and durability they were aiming for. The interior finishes are nice with abuse-resistant drywall, LED lighting, solid core wood doors, and fully tiled restroom and locker room areas.

Cost Energy Effectiveness : Due to the redesign, the factory portion of this project came in at a price within the customers budget and we were able to include the sustainable features and materials the customer desired.

Technical Innovation : This project was designed to obtain a LEED Silver rating. Some materials utilized for increased sustainability include: steel framing, concrete floor slabs, rigid insulation, TPO roofing, tubular skylights, aluminum thermally improved windows, abuse resistant paperless drywall, quartz countertops, stainless steel toilet partitions, and LED lighting. To meet the 50 year building and noncombustible requirements, the construction is structural steel with moment frames, concrete pan deck floor, light gauge steel wall framing, and a pan deck roof. The exterior of the building is covered with rigid insulation and the walls utilize a rain screen system. The parapets were built in the factory and installed on-site to meet the transportation height restrictions. The brick wainscot is a light-weight brick panel system that facilitated the majority of it being installed in the factory. The HVAC system is an energy efficient VRF system and also utilizes an Energy Recovery Ventilator.
