Architectural Excellence : Sony challenged ModSpace to design, build and install a temporary two-story modular special application building for theatre performers. The new modular building needed to fit into a very tight space between the existing 50-year-old building and the street-side sidewalk. This required permits to partially shut down a very busy downtown street in order to crane the units directly onto the pre-installed foundation. The deadline for completion was September 21st with the show opening on October 1st. Inside the unique building the second floor is linked to a Phase two staircase that provides access directly into the main theater. Five dressing rooms that compose most of the second floor layout can accommodate up to 35 performers and include individual mirrors and lighting for hair and make-up. Cost Energy Effectiveness : Modspace designed, constructed, delivered and installed the building within a very tight time frame. The structure is being used to house all actors and crew for all shows while the facilities are being renovated. ModSpace’s solution allowed Sony Centre to open and "drop the curtain" sooner. It gave Sony the chance to draw revenues at a time when they thought they would be shut down for construction and renovation.

Technical Innovation : ModSpace designed 110-foot-long corridors from 5-foot-wide units to be shipped and craned adjacent to the 12-foot-wide room units in order to maximize in-plant fabrication. One of the major site constraints was the design of foundations. Due to very restrictive space, the complexity of installation and tight project deadlines, a standard concrete foundation system would not work. Modspace worked very closely with The Sony Centre's design team to come up with the necessary point loads in order to come up with a highly innovative and complex helical pier foundation system. A steel structural grid was then prepared to accept the modular units.
