Architectural Excellence : Solix Bio Fuels, an alternative energy company outside of Denver, CO, needed an alternative to their current working space. The company was operating in makeshift conditions in an old warehouse with 12 employees packed into a 10 foot wide construction office. ModSpace was able to offer Solix Bio Fuels a professional workplace for their operations with “e-plex” in-fleet building units. The buildings feature a symmetrical structural design, making them interchangeable and allowing for a high degree of flexibility in arranging the complex. Specific accommodations were made to meet Solix’s needs, including bathrooms for each company through delivering the complex directly to the branch and then building two additional ADA bathrooms. ModSpace also built a kitchenette into the office that connects to the steel building so employees could easily was their hands while traveling from one office area to another.

Cost Energy Effectiveness : The customer did not have site access to plumbing at the time of delivery so ModSpace supplied sanitary services with holding tanks for sewer and fresh water service. The customer was concerned about the general noisiness of the complex due to the tile floor that was currently in the complex. In response to this, ModSpace provided carpet in place of the existing tile floor to dull the noise in this heavily utilized operations office. The modular building solution provided this growing company a fast & easy way to get more space and the flexibility to accommodate their specific space allotment.

Technical Innovation : Through reorientation of 2 of the 9 building units, in additions to modifications, ModSpace accommodated the customers desire to connect to a pre-engineered steel building. By doing this, we were able to add a commercial door that exited to the steel building, allowing employees direct access to the building from the office complex. After performing the re-orientation of the building units, Solix Bio Fuels was able to utilize a fire-rated door installed on the end wall of the complex. The fire rated door allowed Solix Bio Fuels to enter the steel building that was later erected and connected to the modular complex. One of the challenges during the installation process was working within a limited access site and having to maintain a 50’ easement of railroad track nearby. Special roller equipment was used to keep the units within the allotted space during installation.
