Architectural Excellence : This uniquely designed employee shower, restroom, locker & laundry perimeter framed unit has 2 modules & is located inside a paper plant. There is a concealed sprinkler system in the finished ceiling. The piping for the sprinkler system is run through the false walls & floor. The exterior finish is 1 ½” ribbed aluminum siding that meticulously matches the building it is placed on. The precisely designed layout of Module 1 consists of (7) Fiberglass showers, (4) White China wall hung sinks, (2) China Wall mount urinals and (2) 1.6 gallon flush water closets along with (2) 120 gallon water heaters, (1) 18” fiberglass Laundry Tub w/legs and rough outs for a washer and dryer. Module 2 is constructed wide-open for employee lockers & benches. Interiors have commercial rolled floor surfaces w/laminated fiberglass kemlite covered interior walls for easy cleaning. Each features a mono pitched EPDM rubber roof and pre-finished gypsum class 1 firestop fiberglass kemlite in the showers/restroom.
Cost Energy Effectiveness : This modular had to be constructed, delivered and set in place in a mandated time frame not using union labor and work requirements, saving the customer thousands of dollars in labor and fines. Additionally with this unit built as a modular, it saved the customer 51% over a union constructed, site built building. With the location of this modular elevated to the top of a building leaving it exposed to the elements, the energy efficiency rating increased with the installation of heavier insulation. The professionally designed and manufactured installed fire sprinkler system saved the customer 37% versus on site design and installation.

Technical Innovation : The end location for this modular was a pre-constructed metal frame that sat on top of an existing building. This building was tightly constructed next to an existing block building making the placement of the modular more difficult. The modular was crane lifted in sections and had to fit precisely into the confined metal frame. While guiding the modular into place, the process had to be halted while the set up crew removed large unused supply pipes that were attached to the side of the adjoining building. With the supply pipes out of the way the final stage of lowering the modular onto the frame was accomplished. The difficult task of engineering this modular with the aluminum ribbed exterior finish and perimeter frame so that it fit the mounting frame had to be precise. The door opening at the rear of the wide-open module had to be exact to match the door opening to the enclosed staircase on top of the building the modular was placed.
