Architectural Excellence : The two-storey, 1200-person lodge features large 160 sq.ft. single bedrooms with ensuites, commercial kitchen and 900-person dining room, plus an innovative soft-walled gymnasium, recreation and relaxation areas. The entrance, featuring custom wood panel canopy and columns, has a refined hotel feel, blending in with the natural surroundings. Large decks offer space for outdoor events. Separate entrance to the boot room directs workers with muddy apparel away from main entrance. In the lobby, a fireplace, skylights, and wood-paneled ceiling create an inviting atmosphere that extends through the 95-unit core building. Fireplaces and booth seating gives the dining room a restaurant feel. A rec lounge, with pool tables and golf simulator, and the gym, with running track, basketball and squash courts, machines and weights, all help maintain a healthy workforce. Flex rooms at the end of dorm corridors supports a sense of community. A multi-faith room meets the needs of a diverse population.

Cost Energy Effectiveness : A two-storey building requires less site-preparation and leaves a smaller footprint, generating significant time savings. Dividing construction between two different manufacturing facilities produces time and cost savings, as construction of various components can happen concurrently. By designing dorm wings with expansion capabilities that wouldn’t disturb existing modules and environment in mind, the complex met the needs of the client without over-building, thus saving money and avoiding waste.

Water recycling helps reduce water usage and cost, and carpeted rooms and dorm corridors provide warmth, thus reducing heating needs, and improve air quality.

Green Building Description : ATCO built and operates the water/wastewater treatment plant. Water recycled from the facility improves resource efficiency by reducing ground water usage. Within the dorms, individual thermostats ensure comfort and minimize the need to over-heat the entire lodge, and blackout blinds help filter out unwanted exterior noises and cold outdoor temperature. An STC rating above 50 reduces noises between dorm rooms. Skylights in the main hallways and dining area allows for natural light, reducing the need for artificial lighting during the day.

Technical Innovation : Leveraging manufacturing facilities in U.S. and Canada, the dorms and other components were built concurrently at different locations. The two-storey design increases density and reduces the amount of site-prep required compared to a single-level lodge.

Induction cooktops at food stations saves energy over traditional electric surfaces and protects kitchen staff from injuries. Recycled water from the water treatment facility is used for site dust control, landscaping and worksite operation to minimize waste. R-20 insulation values ensure temperate conditions within the lodge. STC ratings over 50 between rooms, as well as carpet underlay in dorm corridors, minimize noise transfer for a more productive workforce.

Individual in-room PTAC units give guests control over their environment, reducing energy. In addition to filtering light out for more restful sleep, blackout blinds help insulate the room and filter out unwanted noises from outside.
