Architectural Excellence : The building was designed to fit with the surrounding campus building which have a brick exterior. Front entry steel awnings with cables give the building a traditional institutional look. Matching this is a powder coated steel exterior staircase. The brick exterior spans three sides of the building visible to the public. Situated on a hill gave an opportunity to allow for three exterior entrances progressing down the hill. All exterior flatwork and site work was done by Pacific Mobile. Mill finished entry and doors accent the brick exterior nicely. Interior finishes were modest yet classy with 9’ hallway ceiling height and tape and texture. The interior staircase is open to both floors creating a large vaulted look in the common area. All HVAC units are roof mounted with a parapet to block there view.
Cost Energy Effectiveness : Site conditions were a major concern on this project. Being responsible for all of the site work including excavation, site utilities and foundation posed some unique issues that required special consideration on getting the site ready for the building. Soil compaction was very low do to the proximity to Puget Sound we had to hire a pile driving company and drive helical anchors anywhere from 20-40 below grade to get the required compaction. Sound batt insulation was used on all interior walls and between levels as well as using interior walls of 2x6 with 2x4 studs staggered at 8” on center to reduce noise from hallways and between classrooms. The project was applying for Lead certification so the building had the following features to achieve lead status: Low VOC paint, Upgraded Roof mounted HVAC System fully engineered to meet lead requirements before installation, 50% Certified Lumber and 60 mil TPO Roofing material. The project achieved LEED SILVER Certification.
