Architectural Excellence : Sandy Point State Park in Annapolis Maryland is the site of the State Police communications building. All of the State Police radio correspondence is dispatched through this (5) unit, 4,420 SF permanent complex. While the modular was procured as a commodity, it was important that the building not appear as a temporary trailer complex. In addition, because of the high profile nature of the state park, it was important for the building to match the surrounding architecture. This was accomplished by the following: Roof - While the modular had a rubber roof, a shingled mansard was constructed to match the shingled roof trusses of existing buildings on site. Foundation - A perimeter wall foundation design was used to bring the structure as close to grade as possible. Siding - Vynil siding to match the surrounding architecture was installed on all of the exterior walls to grade.
Cost Energy Effectiveness : Site installed roof trusses with a shingled roof exceeded the budget for the buildings construction. Modular Genius and Mobile Modular Express designed a shingled mansard that was a fraction of the cost of the roof trusses while maintaining the same feel.

Technical Innovation : Because the building was installed in a marsh area that held water, Modular Genius suggested and designed a perimeter wall foundation with crawl space. The crawl space has a slab floor equipped with sump pumps to ensure the proper discharge of water in the unlikely event that water does penetrate the poured foundation walls. In addition, pad mount HVAC units were connected to the foundation walls with brackets at 12” above grade at the rear of the complex.
