Architectural Excellence : San Mateo Community College is a public community college in San Mateo, California. Class Leasing, LLC was contracted to design, fabricate, and install an addition to the Physical Education and Sports Training Department of this institution. Engineering support on this project was provided by R.S. Tavares. Critical requirements for the new addition to the Physical Education and Sports Training facility included office space, classroom space, a spinning room, a training room, and a locker room building to be made up of 15 modules in the following configuration: 2(24”x40”), 1(36”x40”), and 2(48”x40”). The five complexes total 7,200 square feet and feature self-coved seamless, welded linoleum in training and wet areas, special flooring in the spinning and training complexes, and OSHA compliant custom steel decks, ramps, and handrails totaling at over 1,200 square feet.
Cost Energy Effectiveness : The entire modular project was completed in less than 117 days, from contract to beneficial occupancy, during a period of the COVID-19 shutdowns. The timeline of this build afforded the end client the versatility and utility of a thoroughly modern modular facility for its staff and students, with an estimated savings to both time and costs at 35% or more as compared to a more traditional stick build.

Technical Innovation : These modular facilities were designed and fabricated with heating and cooling systems, LED lighting, and Low E windows that comply with current UBC and California’s Title 24 energy efficiency requirements. The modules were designed with relocation and reusability in mind. The building’s modular design ensures reduced maintenance costs and increases the lifespan of the campus structures without sacrificing quality and style.
