Architectural Excellence : In order to meet the program requirements identified by the end-user Silver Creek’s design and engineering team developed a customized modular solution. The project consists of two structures which are connected by a covered walkway. The primary structure houses 25 private offices, 2 open office areas, 8 conference rooms, lobby, break room, archive / storage spaces and restroom facilities. The secondary structure houses additional open office space. The buildings’ exterior is covered with a smooth fiber cement panel which utilizes a series of reveals, joints and trims to provide a contemporary appearance. The building interior features abundant natural light work spaces along the perimeter of the building and 9’ high ceilings throughout.

Cost Energy Effectiveness : Utilizing modular construction allowed the client to achieve an accelerated construction schedule while also benefiting from the cost reductions and quality control measures inherent to the modular construction process. Restrooms were carefully located to allow those spaces being enclosed on all sides within a single module and to leave the factory fully finished. Spaces that could not be enclosed due to size or location were partially finished in the factory and wherever possible the remaining finishes were pre-cut in order minimize the duration of work on site.

Green Building Description : Green Building strategies were implemented throughout the project to improve energy efficiency and occupant satisfaction. The building is served by high efficiency air handlers with high MERV rated filters. Low and No-VOC products, materials, paints and coatings are used throughout the building. All electric lighting in the building features occupancy sensor or time clock controls. The primary structural system consists of a steel frame which is constructed using high recycled content components. Low flow plumbing fixtures were used throughout to reduce water usage.

Technical Innovation : In order to minimize the site labor component of the project Silver Creek did extensive planning and coordination while designing the interior layout and utility routing. The electrical distribution was designed to minimize interconnection between modules. The mechanical distribution systems were designed to meet the zoning requirements necessary for the occupants while limiting the horizontal connections necessary in the field. Specialized floor frame elements were used in locations where recessed flooring was required.
