Architectural Excellence : This 9,000 sf facility is designed to be an independent, complete building that houses telecommunication equipment and associated mechanical/electrical support infrastructure. There are 16 modules (9’ wide x 52’ long each) which make up 4 zones. Located in a residential/commercial area, the facility is strategically placed on site with setbacks and landscaping to maintain the streetscape. The building scale and exterior finish provides a clean, modern appearance. The design allows for installation in all Canadian environments and satisfies a broad range of seismic and wind load criteria. Special architectural treatment was given to the design of operations related functional areas. For example, the integration of the entrance with the loading dock was achieved with formal architectural solutions that reinforced the aesthetic of the building. The design allows additional modules to be added as requirements grow, allowing the client to order a module as they would a piece of equipment.

Cost Energy Effectiveness : The “design one, build many” program minimizes design time and design costs. During the manufacturing of the first building, all the design decisions were worked out and the fabrication drawings completed. As such, work can immediately begin once an order is placed for another building. The program also allows for optimization of plant processes and the labour learning curve. The standardization of the modules (they are all the same size and structure) allows for efficiency in the manufacturing process. The modular design offers flexibility to enable efficient building expansion to cater to the expected increased regional demand for the services managed at this site. The prospect for future expansion required preplanning and coordination of all the building envelope details. The challenge was to have a typical building wall section that could satisfy building envelope criteria and serve as a fire separation between modules when modules are added in the future.

Green Building Description : The mechanical and electrical design is based on the load requirements of the building as it ramps up or down, which makes for a highly efficient design that uses far less electricity. The exterior mounted insulated metal panels are a highly efficient cladding system. The mechanical equipment utilized is the most efficient equipment on the market and it reduces power consumption in the fall and winter by taking advantage of the cool/cold climatic air. The systems have been designed to allow for equipment growth as required.

Technical Innovation : The structure for each module is repetitive so that one structure suits all modules, allowing for efficiency in building. The precast concrete floor panels enabled an accelerated fabrication schedule. The structure has been designed to meet the mechanical/electrical requirements for the facility (no secondary structure required). Mechanical and electrical has been designed to suit the loading requirements as it changes and can ramp up/down as necessary to provide a highly efficient system. The exterior cladding is designed for easy removal and reinstallation to allow for additional modules. The equipment housed in the building required specific environmental conditions related to temperature and relative humidity: there is a secondary wall system at the inside face of the insulated metal panel cladding to provide an additional protective barrier, the roof was designed to efficiently discharge water through roof drainage patterns and has no penetrations to ensure minimal potential leaks.
