Award Winner : ModSpace
Architectural Excellence : Rock Wall Wine Company approached ModSpace to design a wine tasting room, commercial kitchen with walk-in refrigerator, adjacent restroom building, and a unique geodesic dome to host special events.
Once all the modules were in place, the tasting room interior was finished with dark granite countertops and stained walnut cabinets and floors. Above, full-height ceilings reveal exposed black spiral ducting with hanging pendant lighting throughout. The kitchen is traditionally finished with commercial appliances and industrial-grade six-inch white ceramic tile with a smooth sheet rock wall in the office and above the cook stoves.
A unique automatically-opening barn door was added to one side of the tasting room for easier movement around the facility for guests and personnel. The throughway also provides a dramatic segue to the spacious outside deck, striking geodome and dramatic views of the San Francisco bay.
Cost Energy Effectiveness : Modular was the only way to complete this project. Without modular components, the tasting room could not have to be located at the Naval facility which was favorable for its affordable costs land use costs and dramatic views that truly set this winery apart. The affordability of the temporary modular buildings also freed up the funds for owners to build the commercial kitchen, which is a significant revenue generator for the new business.
The winery was finished in just four months, allowing Rock Wall owners to start seeing returns on their investment. Despite several design changes that arose, the project was completed quicker than originally anticipated. Additionally, the owners had been transporting food from one of their offsite restaurants to the winery, proving costly to them. With the new commercial kitchen, they now had the ability to prepare the food on the premise.

Technical Innovation : Rock Wall Wine Company is located on a deactivated U.S Naval base which meant no permanent foundation was allowed. This presented challenges for utility connections that required creative engineering to overcome. As usual, time was of the essence, as the start-up business needed to get their operation up and running and generating revenue as soon as possible.
ModSpace created a structure using temporary buildings that required no permanent foundation. A 36’x60’ unit was used for the tasting room and the center of the facility. The sprawling grounds allowed ModSpace to use additional modular buildings for the standalone restroom and walk-in refrigerator. ModSpace designed a dog house unit that attached to the main building and contained a panelized refrigerated unit. Extensive decking was added to connect all the buildings and to serve as the platform for the spectacular geodome that would be used to host weddings, large parties and other special events.
