Architectural Excellence : With its lease expiring in a local retail center, the Trailways of New York needed a quick space solution to operate its Rochester bus depot. Acknowledging that a bus depot was critical to the busy city, Rochester secured centrally located land and chose M SPACE to supply and install six modules configured in two rows of three. The 4,500 square foot bus depot center features a large waiting room, a vending area, restrooms and three exit areas to board awaiting busses. For the Rochester employees, the building offers a secure ticket booth for sales, a driver’s office, a dispatch office, break room, along with four other private offices for administrative functions and two private handicap accessible restrooms. The building also features a package express area, generating additional revenue for Trailways.

Cost Energy Effectiveness : Modular construction proved the fastest and most efficient choice for the Rochester Trailways bus terminal. M SPACE completed the project on time and before the client’s previous lease expired, thereby preventing a loss of revenue and/or displaced workers. It also enabled Rochester Trailways to continue to serve the local community. The main distribution panel was shipped with the building, rather than supplied on site, to reduce site work and costs. Gas-fired HVAC systems were installed to reduce operating costs. The bay window provided for 180 degree views of the bus area, eliminating the need for closed-circuit television or costly video equipment. Lastly, the building was set so that the finished floor was at grade to ensure ADA compliance, eliminating the additional costs of installing ramps.

Technical Innovation : M SPACE installed Armortex bullet resistant transaction windows and stainless steel deal trays to improve the safety of ticket agents. The transaction windows provide unobstructed views and address all security concerns. To increase the flow of natural light into the building and to provide a 180 degree view of the taxiway, bay windows were installed in the dispatch office. The package express area was equipped with 48” wide doors to conveniently deliver larger shipments. Vinyl composition tile was used throughout the building for its low cost, durability and ease of maintenance, while high impact gypsum walls in waiting areas provide increased durability. Gas-fired HVAC systems with programmable thermostats were installed for increased energy efficiency. Lastly, stucco siding was run to the bottom of the I beam so it would sit flush with the perimeter wall foundation, creating a moisture barrier between the building and the ground, requiring less work to be done on site.
